Bed Stuy’s 863 Greene Avenue hasn’t been covered here before, but it first hit the market back in 2010. StreetEasy recently recorded across-the-board price cuts for the eight one-bedroom units on the market in the conversion. No square footage given anywhere, but prices now range from $185,000 to $189,000. Has anyone checked the condo out? GMAP

  1. I haven’t checked in on the apt market in Bushwick for quite some time. Last I looked, one bedrooms were listed at $300,000 or $400,000 or so, which just didn’t seem appealing.

    Manhattan apt prices have dropped a lot. Bet you could get a one bedroom for $300,000 to $500,000. But taxes, and therefore maintenance, is high.

  2. No idea re that specific block, but the general area is OK. I would stick close to Broadway and houses occupied by owners, and stay away from the projects.

    Thing about an apt building in an area like this — no telling how the market will go. Whereas a family size apt in the same area, or a singles rental in Stuyvesant Heights — maybe more of a sure thing. I don’t know. But worth checking out, definitely.

  3. My first reaction is, that’s far away. My second is, there is a lot of affordable housing out that way and it’s close to the J-train. Probably a good deal for someone who doesn’t want to pay $400K for the same thing in Bushwick.

    (If Bushwick is actually that expensive now, don’t know.)

  4. Have not seen them myself. Wow, those prices are pretty low for NYC. Wonder what they look like and the square footage. Wonder if there are any rent controlled tenants in the building or if it’s all owners. If they’ve found any owners.
