There hasn’t been actual development at the big, unconverted loft complex 53-65 Hope, but there sure has been a lot of selling. It went for $14,200,000 in 2004, $26M in 2006, $12M in 2010, then $17M again in 2010. Now, finally, plans! Developers approached CB1 this week and gave some details on the $40M project. The estimated time of construction is 18 months and it will have approximately 100,500 square feet of residential space and 4,000 square feet of retail space. 117 mostly one-bedroom and studio rental units are proposed. The amenities planned include rooftop space, a gym, rec room, break room and storage room. The developers approached CB1 because the number of parking spaces proposed are far fewer than the number required by zoning. (11 spaces are proposed, 59 spots are required.) The Community Board will vote on the parking proposal at the Landuse Meeting on February 22nd. GMAP

  1. How does the parking zoning work in Williamsburg. Does there have to be a space provided for every 2 apartments? (I’m assuming this from the 117 apartments and 53 spaces required). Is this true throughout all of Williamsburg or does it vary by section?

  2. it’s winter, and that makes this look worse than it is because it’s a very cool big old loft building. hope street and havemeyer is actually quite charming and havemeyer there is tree lined.
    it’s a nice piece of williamsburg and convenient to grocery store, shopping, the L and the G. you can eat at fette seu and go to the knitting factory after you shop all day on Grand Street. i think this will be a good building if they do a nice renovation. perhaps they should’ve added some bigger units to their plans tho.
