$859,000 is quite a low price for a house on Cambridge Place to be sure. This new listing at 40 Cambridge Place, however, is going to need quite a lot of work. That doesn’t mean it’s not worth it though. The interior still has plenty of original detail and the house next door shows how pretty the exterior could be made. Think it could be worth the effort?

  1. How do you know what’s wrong with it by looking at those dark pictures? It doesn’t look any worse than some apartments I’ve lived in.

    Is it just a matter of taste, or is there some sort of deterioration that needs to be addressed?

  2. These little wooden gems have stood up for years, and have years and years left in them.

    Fixing a frame is different, but not more of a headache than a brick or brownstone. In many ways, it’s easier because you can move stuff around as mentioned above. There are often more chaseways already there to run pipes/wires than in a similar brick or stone. You can get the outside sided or shingled up more easily and more cheaply than repointing a brick house, and if you insulate them, they are just as nice on the heat.

    The wood house is a little more flexible, and the you might also deal with more settling due to the materials. If there are slants and bows, you might not ever get them back straight, but that’s just the material, and it doesn’t mean the place is going to fall down, it just means it’s old. Your house will be more ‘imperfect’ , but you can also take your time with a house like this, if you are willing to live in it while working.

    As other mention above- for someone who wants to spend some time actually living there, and enjoying the process or rebuilding a home, this could be both fun and worth it. (so here’s hoping the person in contract plans to do that.)

I just called the broker to find out, he said that it’ll be closing with in a few weeks he didn’t go into specifics on why it’s taken so long but did acknowledge that is was an estate sale and that there were some unexpected bumps along the way. But that it is IN CONTRACT and will be closing shortly.

  4. I don’t know what happened at 65 so. elliott. Supposedly the agent had a dozen offers within a week, many all cash and above ask, but it never went into contract, and I don’t see any sale in the public records, 6 months later. I think it was an estate sale, maybe something went wrong on the seller’s side.

  5. I saw the interior of this house a few weeks ago while people were clearing it out and it has termites so bad it will definitely be a teardown. Unfortunately, since it’s a landmark block, it will NOT be so easy… whomever buys this will have to rebuild every single piece as it once was. Def. more than 400k– more like 1M renovation to get this back into livable shape.
