To celebrate its one-year anniversary, we thought we’d feature this two-bedroom apartment at 27 Schermerhorn Street in Brooklyn Heights as Co-op of the Day: The townhouse pad started out last January asking $749,000 and was trimmed to $725,000 in March. That didn’t do the trick, and in October the floor-through unit was reduced again, this time to $695,000. The bathroom looks a little dated but is in perfectly good shape; the kitchen has been recently renovated in a tasteful manner. The maintenance is $987, which strikes us as a tad pricey for a no-service, no-elevator building. Thoughts?

  1. It’s not that close to Court Street, and this block of Schermerhorn is rather quiet. But yes, it would be nicer if the layout was reversed, especially as the front of the building is south facing.

  2. One of the big issues for me is aesthetic. This is such an ugly building. It is in one of the most beautiful historic districts in all New York but its curb appeal is zilch. It is, in fact, an eyesore.
    These former houses that were architecturally brutalized and exploited are a reminder of a time that I would rather forget.
    The co-op board better hire an architect and think of some way to improve that brown paper bag facade if they want to see higher sale prices.

  3. brokelin – I think you are right about that. I’ve found the most beneficial part of brownstone Brooklyn is the serenity and lack of noise in the bedrooms, which usually face the back. As this apt. is situated right off Court street – perhaps the busiest stretch of downtown brooklyn -you will have street noise.
    I will say that I would generally not consider living in most townhouse floorthroughs because of the lousy floorplans – this one is actually really good (excluding that its backwards).

  4. maintenance is high because property tax is WAY high for a 4-6 unit co-ops…similar size buildings typically pay $12K, these guys pay $40K…all depends on the Tax Class – NYC is so messed up with the Tax classifications…the entire property tax system in NYC is flawed.

  5. Nice apartment. High maintenance, but not SO high when you consider that this is a bigger place, with wider rooms, than most brownstone apartments with similar layouts.

    Kitchen backsplash and bathroom wall pictured would have to go – but that could be done.

    Biggest drawback is that it looks like bedrooms are in front (hate street noise in bedroom) and living room in back with uninspiring, non-street view – the layout opposite to what I prefer (maybe some prefer this one)- not sure anything can be done about that.

  6. Why no floorplans on Brownstoner Marketplace?? Makes it much less useful as a listings aggregator. I always have to click through to the broker’s site. Why wouldn’t I just go to StreetEasy where I can see everything?
