North Williamsburg’s 15 Roebling received its certificate of occupancy in recent days and the ten two- and three- bedroom units are now on the market. According to StreetEasy, units are priced around $672 $626 per square foot. A 870-square-foot two-bedroom, for example, is asking $535,000 and a 1,226-square-foot three-bedroom is priced at $795,000. (Update: Four of the units were pulled last night from StreetEasy, with three undergoing price decreases beforehand and the other units undergoing price cuts across the board.)

  1. Can’t be an elevator – there is no override and it doesn’t go to the top floor or top roof. It looks like those are the B-line units, and the kitchens and baths are against that wall. Efficient interior layout, ugly exterior appearance (not that the building would be that much better with windows there…).

Nice price, good location, OK layout, but architecturally another one of what the Smiths would have called “those ugly new houses.” Which I could overlook if I weren’t generally suspicious of the quality of Williamsburg new construction (leaky windows and balconies, corners cut on safety, etc.). I’m also of the opinion that those ugly new houses should have a gym/fitness room, since Williamsburg is deficient in that area. That would up the cc, but prob. not much more than gym membership–which, without the schlepp is priceless.
