This house at 1230 Dean Street was featured as a House of the Day way back in 2007 when the owners, who had paid just $427,450 for the single-family house in 2004, had the hubris to ask $1,650,000. (At the time, we wrote ” this place had no business being listed at $1,650,000.”) Over the next couple of years the asking price was gradually reduced, finally ending up at $999,000 last summer. The listing was yanked in September and just reemerged with a price tag of $985,000. Think it has a shot now or still too pricey?

    Anyone who disparages Tudors vs. Victorian-era brownstones should move to the “New York” they have on the strip in Vegas. Btw, isn’t that limestone around the windows/door?

  2. Mr. HouseNut and I almost bought 1234 Dean; our deal just fell through last week. We loved the house, it needs A LOT of work, but it’s SRO status is not the only thing to be worried about there. Caveat emptor.

    In any case, I don’t agree 1230 is the ugly duckling on the block. Close up, it is very well maintained and quite attractive. Single families in various condition in the ‘hood seem to go for between 710 and 750 over the past several months, but there really are not a lot of comparables to go by. 3-4 multi-families have gone for north of 900k recently.

    This house has nice bones and charming curb appeal. HATE the kitchen (very 80’s Wallstreet) and that there is one bath with a single sink on the bedroom floor, which has FOUR bedrooms. But that could be changed by downsizing to three bedrooms and building out a great big bathroom.

    I’d wager that this place should start with a 7. Maybe 745k, and leave wiggle room?

  4. The house is beautiful and Dean St. is one of the most beautiful in CHN. It’s not Brooklyn Heights, but its not he Wild West either over here. Not by a long shot. The house was ridiculously overpriced, but I’m with MM. 7-8 is realistic.
