It’s hard not to have a huge crush on houses within the Warren Mews, and this new listing at 12 Warren Place is no exception. In fact, it’s one of the nicest looking of the skinny brick houses we’ve seen to date, with tastefully modern renovations alongside original details. Of course, it’s also the most expensive listing within the mews we’ve ever seen. The diminutive (though eminently charming) house is asking $1,295,000. (By comparison, 21 Warren Place sold for $925,000 in 2008.) Do you think this is remotely possible?

    Thanks for the bad-broker inside scoop.

    The broker business seems designed to encourage ill behaviour.

    If it’s any consolation to you, given taxes, fees, and reno costs, there is no way the seller/flipper/broker will break even, let alone make profit. She will lose money.

  2. Twin #1 is our broker – we used her to help us buy our place 2 years ago. We just saw her recently and she mentioned that she was selling her sister’s Mews house, so actually the house belongs to Twin #2.

    FWIW – we think Twin #1 is a great broker and really knows the Brooklyn Real Estate market.
