A flyer just landed in the mailbox of a reader who lives in the vicinity of 216 17th Street announcing the following: “SOLD WITHIN 1% OF THE ASKING PRICE. I’m proud to announce that 216 17th Street has sold within 99% of it’s (sic) asking price. After proper pricing and aggressive marketing this house went into a bidding after just 2 open houses. If you would like the same results please don’t hesitate to call me.” All well and good, except for the fact the above-reference asking price was $1,099,000, significantly lower than the $1,499,000 it was listed at when we featured it as a House of the Day back in March.
