Here’s the first good real estate news we’ve heard in a while: 268 Cumberland Street, aka the Classic Modern, has been on the market just three weeks, and already three of 8 units are in contract and there’s an accepted offer on a fourth. (The Classic Modern is at far left, while the church at brick building at right are part of the Sanctuary project.) We hear that there 70 people showed up at last weekend’s open house. Impressive! Prices range from about $450 to $650 pers quare foot. Anyone been inside?

  1. I like the look of the outside. Modern touch that fits in with a more classic neighb. Some nice finishes inside too. The attic’s on the fourth floor are real attics though. Gotta be careful or you’re going to knock yourself out walking into the ceiling.

  2. I’m ecstatic this development showed up…new one-bedroom condos of quality at a decent price in prime fort greene are impossible to come by. Cumberland is right in the heart of things and still very close to all the subways, and this building is very pretty (I agree, it looks better in person than in the picture). I’ve seen many of the units and the cheaper ones are small, but they have really amazing light and windows.

    The Sanctuary next door (which I’ve also been inside of) has nice enough units, if some bizarre layouts, but mostly I rejected them because the prices are way out of my range.

    181 Clermont has something schlocky about it and the cheap units are dark.

    I like the sensibility of 96 Rockwell, but the agent there was so obnoxious and grating that I vowed never to go back.

    When i saw these I knew immediately (after years of looking) that this was something worth the asking price.

  3. This is a fantastic development in our lovely FG..really well done. The efflorescence can be easily power washed off but the idea is to do so when all the brick work has settled with minimal moisture content i.e. best done in the summer.
    Cummberland is a beautiful street and this building blends in nicely with the Sanctuary development.
    Price is a tad expensive but these will sell since the location is perfect what with the multiple subway lines, FG Park, Dekalb restaurant row, etc…wow we sound like a broker here.
    Note: PDT is somewhat biased since we live only a block away.

    We still prefer that brick building with mansard roof next to the church…plus belle 🙂

    I live in CH/FG, I wish you the best, and I appreciate you developing a vacant lot on a nice block.

    But for you to obsessively monitor this post and reply to any negative comment 9 minutes later isn’t going to get any units “scooped up.” 😉

  5. I stopped by the first open house several weeks ago. By then the cheapest one bedrooms ($450k) had already been scooped up. I thought the interiors were sleek and elegant and the exterior doesn’t stick out like a sore thumb on the block. Perfect location in lovely Fort Greene.

  6. The three or four posts written by the selling broker are adorable.

    I don’t have any problem with the facade, except the efflorescence–that is a real shame. Especially when the developer was apparently trying to tie into the existing architecture with that nice shade of red brick (albeit failing to line his windows up with the existing window line, which would have been nice.

  7. when i see efflorescence on the outside, i get this uneasy feeling that that poor workmanship is just the surface (pun intended), and there may be worse probs down the road if shortcuts and cheap quality lies inside and structurally.

    anyone know if this is usually the case?
