Use an old photo, of course! Such is the sales tactic with 78 Adelphi Street, a new Corcoran listing adjacent to long-time whipping boy The Verdi. To be fair, the listing just hit the market and it’s possible the broker hasn’t had time to make it over there yet, though since the three-family house is gutted, there aren’t a whole lot of photo opps. With an asking price of $775,000, this is an interesting comp for the Tuesday’s House of the Day, 51 Cambridge Place. The Adelphi house is a lot cheaper but this particular block isn’t exactly prime Fort Greene. Then again, there’s no LPC to contend with either. Deal or no deal?

  1. Hi, y’all. I lived on this block for a few years, and it sucked. 20 minutes walk from the subway… The apartment was always covered with a layer of filth because of the BQE. I used to actually mop the walls in the bathroom, it was so dirty. I wouldn’t buy on this block, but more power to whoever does. I agree with Dave re: better deals in Bed Stuy (where I moved after here), and you can be in town faster on the A than from Adelphi and Myrtle.

  2. I’m sorry, there are quite a number of houses even in South Slope under a mil even now. Next time I walk that way I’ll find some links. Maybe because they are frame houses brownstoner turns up his nose at them; I for one love frame houses from having lived in CA too long.

    what stops do they do they on!?! i get on the R at union street but never bother getting on the express train. (express trains are too crowded) i’d rather just wake up earlier.

    There are lots of homes in Bed Stuy for well under $1 MM. You can take the A train into Manhattan and get there quicker than the Park Slope losers on the F. 🙂

  6. Nokilissa, of course it is, but my point to bk14 is that there ARE livable homes in Brooklyn that one can get for the price of this gut job, so why not feature those versus the shell above?
