Condos of the Day: 283 Washington Avenue

Remember the Cherry Tree Condos? We noticed the sign up in January and the five-unit listing hit the market in March. While the layouts feel a little more generous than the similar conversion across the street at 302 Washington, Number 283 may encounter similar problems finding the narrow subset of buyers interested in a brownstone conversion that lacks most of the historical charm of a brownstone. (To be fair, 283 saved a few details, but not many, and feels better laid out.) At a certain point, why not just buy a new condo in a larger building? As in the case of Number 302, we suspect the toughest sell will be the lower duplex with its rec room and storage space for the building’s mechanicals. The asking price for that one is $1,150,00. (The lower unit at 302 Washington is now asking $999,000 after starting off a year ago at $1,325,000.) Our bet for the first to go? Unit 4, the 840-square-foot floor-through which was just reduced from $649,000 to $599,000. Anyone hit the open house on Saturday?
