Cond-Op of the Day: 639 6th Avenue

Yesterday a reader sent the photo above and the following note about 639 6th Avenue: “today saw a rented crane and some hard hats do a caulking job on the windows (leaking already?) and then the sign company showed up to change the banner advertising these luxury lofts. Seems that their slow market appeal has resulted in a changing of the real estate company.” The 6-unit property, dubbed “The Vanguard 6,” used to be called “Six on Sixth,” and it was most recently listed with Aguayo & Huebener, whose website says that two of the units are in contract. Now the ball’s in Brown Harris Stevens’ court. The brokerage has three two-bedroom listings ranging from $559,000 to $619,000, so it doesn’t seem like there have been price cuts along with the marketing switch. The building was the site of an ugly construction accident last year. Anyhow, what’s interesting about the new listings—aside from the obvious, which is that they’re not selling easily—is that BHS is calling the units “cond-ops.” Far as we know, none of the prior listings made this claim, but then again, BHS also calls the property “a brownstone.” Things that make you go hmmm?
