Co-op of the Day: 75 Prospect Park Southwest 3 BR

Today’s co-op at 75 Prospect Park Southwest is a big ole apartment, weighing in at over 1,500 square feet. And a family-sized place (this could easily have four bedroomscheck out the floorplan on the jump) in a prewar building like this is hard to come by in Windsor Terrace. Or Park Slope, for that matter. This is an attractive building but hardly a Bing and Bing so it’s hard to know what to make of the $1,200,000 asking price, especially when nothing has sold anywhere near that price in the building. (We suspect that most of the apartments are a good deal smaller. This was probably combined at some point.) It’s hard not to like the park location either. So is $800 a foot a realistic price for this? The listing says that the owner “will consider all bona-fide offers” so maybe there’s some wiggle room.
