Well, the title of this post pretty much says all we know on the matter. There wasn’t a press release as far as we know, just an email from Councilman Bill de Blasio’s office saying that he was pleased that City Planning had decided to study the rezoning of the low-rise neighborhood. The move comes in the wake of a neighborhood uproar over a proposed development at the corner of Smith Street and 2nd Place. Anyone know anything else about it?

  1. Yeah 1:29, Could be a huge building maybe. There would of course be lots of people who will end up with homes in a great neighborhood so it is not entirely negative from the cities point of view. And the point of view of the entire city, not just the neighborhood is what should drive zoning decisions.
    There are other good things that sort of density brings, for example, lots of customers for the artisan bakers, butchers and restaurateurs that stand to lose so much business to Smith Street and the giant supermarkets that are going up everywhere.
    The real deal is that there is nothing small enough to satisfy the neighbors. They all want someone else’s property to be small, keeps supply of housing down, keeps their values high, keeps out new people, gee great.

  2. The garden at the corner of Sackett & Columbia is open every morning when I walk by — they open it at 7am and leave it open until at last 1 or 2pm, every day. An old Italian guy lives across the street and keeps an eye out on the place.

    I’ve always wondered who did the work to maintain that garden, but a lot of us in the neighborhood do like the open space, and do like to sit in there.

    Lastly, the garden (along with the three other gardens in the Columbia Street area) has been transferred to the Parks Department. It will be difficult if not impossible for a developer to get their hands on that space.

  3. ok – is there a reason why is worried about the prospect of a 20 something story building at the recently sold $24,000,000 medical building on court between sackett and union.
    It will be the new center of cobble hill and carroll gardens.

    Hey do you live on this side or that side of the monolithic divider?

    Many million dollar homes will now be cast in a shadow for blocks on end.

    Sorry, but the Human Compass Garden on Sackett and Columbia is not a great garden. It is run like a private park or fiefdom by a so-called artist who happens to live next story. Except for some kiddie art lessons, the darn thing is always locked. I’ve lived in the area for ten years and I’ve never been inside the garden. It’s not for lack of trying.

    Plus, the site is not in CG, but west of the BQE. The rezonong does not adress this area.

  5. Marshall Sohne (a Scarano developer) is planning an 11-story building on an L-shaped lot at the corner of Sackett and Columbia. The lot fronts on both Columbia and Sackett, wrapping around a great community garden that occupies the corner. I hope this rezoning downsizes his proposed project…

  6. I think rmd has sized this up perfectly. The right hand giveth, but the left hand taketh away. The recent rezoning in Fort Greene and Clinton Hill took over three years, and it wasn’t controversial.
