For those of you following along at home, it was just brought to our attention that the smallest of the three units at the 100 2nd Place brownstone conversion has an accepted offer. Anyone know if it was at or close to the $995,000 asking price? The two larger units, which readers unanimously agreed were seriously overpriced, are still on the market for $1.9 million and $2.1 million.

  1. Perhaps if this listing was near Brooklyn Heights it would sell.
    If this was a complete gut reno previous to fixing, the parts & labor would not cost more than $250K/unit. Assuming the start price was $1.5M, its fair to say these hooligans are looking for a $2 MILLION+ profit? Now thats shock and awe.

  2. I can’t believe that someone would pay anywhere near the ask on this. I have a HUGE 1 bedroom (sq ft almost 1000 sq ft) with views of the city, brand spankin’ new kitchen and bathroom. I will sell it right now for 100K less than what they asked for on this and you get far more ammenities than what this has to offer.
