House of the Day: 73 New York Avenue

How sweet is this place! The 30-by-50-foot house sits on a 50-by-100-foot lot at the corner of New York and Pacific Avenues. The scale and details are wonderful as well. With a price tag of $1,429,000, though, it will be interesting to see what kind of buyer (if any) it attracts. Century 21 had the house listed at around the same price last Spring (when it was discussed on the Forum) and evidently didn’t find any takers. We asked a reader who lives nearby to give us some color on the immediate area:

This is a safe enough block. The large Victorian mansion next door to this one was recently totally renovated after being empty for at least 30 years. It is now a nice looking 3-family. The building next to that is a parking garage, followed by an auto repair business, which is on the corner of Atlantic and New York. Across the street from this house are a couple of 8-unit apartment buildings, with a take out West Indian salad bar on the corner by Atlantic Avenue.

Our guess, given the extra large footprint, is that anyone who pays anywhere close to the asking price will be intending to condo it, which given the 1,500-square-foot floorplates could work nicely. If this is the way it plays out, we hope it falls into the hands of someone who appreciates what an architectural treasure this place is.
