Set Speed Condo Report: Sheepshead Excess

Just when you think you’ve seen it all in terms of new condos in Brooklyn, developer Alon Evan-Har pushes it up a notch with his La Mer Villas project (aka The Marina at Sheepshead Bay). Ostensibly, the developer built these for a certain target market–think Tony Soprano meets Mikhail Khodorkovsky. These 19 high-end condo units are custom-built, contain open space, private entrances, access to a marina and an indoor pool. To top it off, there will be a large open piazza. The architect is Scarano & Associates.
Faced with density and height limitations, the architects had to devise a way to maximize public and residential space while staying within the Sheepshead Bay Special District restrictions. The result was a K-shaped building. Units include triplexes, duplexes and simplexes. Sizes range in size from 800 to 1,200 square feet for four apartments and 2,500 to 3,000 square feet for the other 15 apartments. Units on the Corcoran site range from a 1,181 square-foot 2-bedroom, 2-bath for $725K to a 2,293 square feet 3-bedroom, 2.5-bath for $1.89 million. Common charges range from $189 to $365 per month for maintenance and $60 to $117 per month for real estate taxes. Kitchens include Subzero, Bosch and Jenn-Air appliances. Bathroom fixtures are from Grohe and Toto.
