Sorry if the HOTD’s have been a bit Clinton Hill-centric lately, but they just keep jumping out at us. Here’s an interesting one on Gates just on the CH side of Classon. As you can see from the “before” picture we found on Property Shark, this was a full gut rehab and, although we can find things to nit-pick about (high gloss floors, choice of ceramic tile in the kitchen), overall we have to say that this looks like one of the better flipper efforts we’ve seen recently, especially in this part of town. It’s out of the landmarked area so we’re not sure it’s worth quite the $1.29 million asking price but, on the other hand, as long as someone’s holding out for $1.15 million for this shell on Classon (even it’s an effort to extort PACC), maybe the price on this house doesn’t seem so out of place. As an interesting comparison, there’s been another price drop at 83 Downing from $1.55 million when we first criticized it a month ago down to the current ask of $1.35 million after a short pause at $1.425 million.
