houseWe loved the looks of this place at first glance and even more when we saw the interior pictures. And at first glance at the price, we thought this was a winner. Then we took a closer look at the square footage (the house is definitely on the smaller side) and realized that you’re paying about $300 a foot for a place that’s gonna need another $50 to $100 a foot of renovation work. All of a sudden, it’s not feeling like a steal for the area (which is PLG, right?). Nonetheless, for some reason, we’re feeling this one — which is sometimes a lot more important than hard metrics and valuations.

  1. Perfectly safe. While it’s beyond the PLG boundary, it is a fine area. I know two people who live in the apt. buildings and they both feel safe (both women BTW). Many people who work at Kings County Hospital or Downstate Medical center live in the area.

  2. To all of you, that area that the house is in, is not the best neighborhood. It is still very crime ridden and not safe at night. Definitely not worth 750K, probably half that. Everybody these days sees a limestone, brownstone or brickstone and think it’s a great area. This area is still not there. You are paying on speculation of the nabe becoming the new hot area.

  3. I saw the house before concoran and liked it. I dont think it needs much work as it looked like a gut job except the floors which I was told would be finished. As for the price, prob. high 600G is more like it but it is close to the park.

  4. Hi babs, they have raised the price. It was $725k when I looked at it with my brother. That was a FSBO. We both liked the house, but not the block. It was a real hang-out block, with too many people loitering outside the many large apt bldgs.
