If 551 74th Street fetches its asking price of $1,075,000, we’re guessing it would be some kind of record for a three-story rowhouse in Bay Ridge. The two-family house is bound to show well, given the combination of original details and modern updates. The house traded for $841,750 back in 2005 so, given the renovation costs, maybe it’s not that big a stretch. What do the Bay Ridge readers out there think?

Number of Sex Attacks Up to 20
The big, depressing news this weekend was that the number of possibly linked sexual assaults in Brooklyn since March has jumped to 20. The NYPD has added seven more cases to the official tally, six of which occurred at the 7th Avenue subway station in Park Slope. The most recent incident took place Thursday night, when a woman was attacked on 17th Street. Police Commissioner Ray Kelly has said that it’s likely there have been copycat crimes. While the cops arrested a man in conjunction with an attack in Sunset Park last week, they believe several men are responsible for the assaults.

House of the Day: 454 74th Street

This new listing on the Brownstoner Marketplace has a nice look and feel to it. The three-story limestone house at 454 74th Street was purchased last summer for $549,000 and is now nearing the end of a renovation. We’re digging the original floors in particular. It’ll be interesting to see whether the work will end up being worth more than $200,000 on the open market: The new asking price is $788,000.

Police: At Least 8 Sex Attacks Since March

The police say there have been a minimum of eight sexual assaults in the South Slope, Greenwood Heights, Sunset Park and Bay Ridge since March—one of which was a rape—and they’re unclear how many assailants are responsible for the crimes. At a community meeting last night the police said they’re investigating whether two or three men have been involved in the attacks and that the number of rapes in the area has increased 36 percent this year. Cops have released the two sketches above of men wanted in connection with the attacks. Meanwhile, an organization called Safe Slope is organizing a rally tonight in response to the violence.

Rental of the Day: A Room in 240 78th Street
This isn’t the first time we’ve gawked at 240 78th Street, a tricked out mansion in Bay Ridge. It was a HOTD in August, and now a single room has been put up for rent at the place. Apparently there’s a two-bedroom apartment within the home and the owner is looking for a roommate. The listing says: “The room is massive and has a queen sized bed, couch, and flat-screen TV, with private en-suite bathroom and its own walk in closet. There is also an immaculate shared chef’s kitchen and washer/dryer.” Best part? Full use of that pool. The monthly rent is $1,250, a little easier to swallow than the $3,950,000 price tag for the whole home.

House of the Day: 256 78th Street
This very attractive limestone house at 256 78th Street in Bay Ridge was a Rental of the Day last month, but it looks like the owners have had a change of heart and decided to sell. The $4,200-a-month listing has disappeared and in its place is a For Sale listing with a price tag of $939,000. That’s at the high end of the range for a rowhouse in this area (especially one with only three stories) but this is definitely one of the nicer ones you’ll see so who knows!

Oh, boy, this should be fun. This house at 240 78th Street in Bay Ridge is, according to the listing, the creation of “one of Brooklyn’s foremost real estate entrepreneurs” and it’s quite the piece of work, from the fortress-like walls to neon-lit game room to outdoor pool with a bridge. Not exactly our cup of tea but different strokes for different folks. Maybe there’s someone out there ready to shell over $3,950,000 for 5,339 square feet of “masterfully renovated” space. Any takers?

Sometimes it can be hard to be defined by only one work in a creative person’s output, but when that one work makes you a household name, who can argue? For James Sarsfield Kennedy, a gifted architect working in the early 20th century, that one work would be the house he designed for Howard and Jessie Jones, at 8200 Narrows Avenue, in Bay Ridge, Brooklyn. Today, accurately or not, that home is known around the world as the “Gingerbread House”, because it looks like a fairy tale cottage, something out of the world of Hansel and Gretel, and European folk tales. Rental of the Day: 256 78th Street
Here’s a high-end rental in Bay Ridge, a three-bed, three-bath townhouse at 256 78th Street. Overall it’s a lovely home with some nice details. The only thing we aren’t crazy about is the exposed brick in the kitchen. Still, the inclusion of a finished basement in addition to all the other space could make this a desirable pick for a family. The monthly rent is $4,200/month, quite a bit cheaper than townhouse rentals in a lot of other Brooklyn neighborhoods. What do ya think?

Bay Ridge Trash Talk: Cleaner Streets With Fewer Baskets
The Eagle is reporting that members of Community Board 10 say the experimental program involving the removal of 14 trash baskets on three Bay Ridge street corners is having its intended effect: The streets are cleaner because residents aren’t dumping their household waste where the bins used to be located. A spokesman for the Department of Sanitation says two trash baskets near the train station on 69th Street were restored to deal with commuter waste but that otherwise the department will keep the experiment running on an open-ended basis. According to the Eagle, the president of the Dyker Heights Civic Association would like to see the program reproduced on five street corners on 13th Avenue.

Closing Bell: New Mural for Bay Ridge School
On Saturday there was an official unveiling of a new mural at PS 102 in Bay Ridge. The work has been produced by hundreds of volunteers over the past six weeks. The mural is called “Welcome,” and it’s meant “to promote a message of acceptance of and respect for diversity.” This Flickr set has close-up shots of it as well as photos from the ribbon-cutting.

Bay Ridge Combats Trashiness
A few street corners in Bay Ridge where residents complained about the accumulation of household garbage are now notable for their lack of trash baskets, according to an article in the Times. At the urging of the Community Board, the Sanitation Department removed 14 trash baskets on 4th Avenue between Ovington and 68th Street about a month ago because “community leaders were tired of households using corner trash baskets meant for candy wrappers and soda cans to dump plastic bags full of smelly leftovers and other personal discards.” Is the “counterintuitive” experiment working? The jury’s out. A couple business owners near the basket-less corners say there’s more street litter, though others say it’s made the area cleaner. “People are just starting to look more because there’s no litter baskets,” says Gregory Ahl, the environment committee chairman of Community Board 10, who came up with the idea of removing the waste receptacles. The Sanitation Department is going to decide whether to reinstall the baskets next week.

This new listing at 328 Senator is handsome indeed and on one of the best blocks in Bay Ridge but the asking price of $1,299,000 is also definitely on the aggressive side for the area so we shall see. Lots to like though: Parquet floors, beautiful brownstone facade, attractive garden. That price is a little tough to swallow though.

Second, this sale is reminiscent of a recent Boerum Hill sale at 476 Degraw. Similar location with an ask of $1,595,000 and a final price of $1,625,000. If you have a secret urge to live in the suburbs but still want to be able to get to work by subway, this listing at 153 76th Street may be just your thing. The 3,000-square-foot house sits on a 60-by-100-foot lot in Bay Ridge and boasts a large driveway, two-car garage and front yard. The interior may require a little updating from the next buyer both in terms of configuration (it’s currently divided into to equal-sized apartments) and aesthetics (lose the wall-to-wall carpeting perhaps?), but there’s certainly plenty to work with. Asking price: $1,495,000.
