A new homeowner was surprised to discover that their two family home has three utility meters — one for each unit and a third for the hallway and basement. They were unaware that a third meter might be required under the Shared Meter Law to avoid having tenants pay for electricity or gas that is not located within their rental unit.

They’ve had to pay a deposit for the meter to ConEd but are curious about the rules regarding shared meters. Is a separate meter for common spaces required for all rental properties? What are the benefits in having the additional meter?
